What is Exclusivo?
Exclusivo is the intelligent layer for estate agents who work on exclusive mandates. It turns a property, its owners and a signed mandate into a property experience the owner approves and every enquiry comes back through, and it is designed to turn every client conversation, with permission, into structured intelligence alongside the CRM an agency already uses.
It covers the whole path an exclusive listing takes: recording the property and its owners, agreeing and signing the mandate, preparing the media, publishing a public property page once the owners approve, sharing it as a link or QR code, and receiving the enquiries that come back.
Who is Exclusivo for?
Estate agents and agencies that work on exclusive mandates, and the property owners who sign them.
Agents get the workflow and the leads. Owners get a private view of their own property, a document to sign, and a say in what is published about their home. There is nothing for a buyer to sign up to: a buyer simply views a property page and enquires.
How does Exclusivo help agents win exclusive listings?
By making the thing you show an owner better than a listing on a portal: a property experience of their own, published only with their approval, that they can see and share.
The pitch for an exclusive mandate is that the agent will do something with the property that nobody else will. Exclusivo is that something, and the owner's approval sits inside the workflow rather than being asked for by email.
How does the owner experience work?
An owner is invited by their agent, signs in, and sees their own property: what is proposed, what is about to be published, and what they are being asked to approve or sign.
Access follows the relationship: an owner sees the properties they are recorded against with that agency, and nothing else. The owner review is recorded per owner, because a property with two owners has two opinions.
What is an Exclusivo mandate?
A mandate is the exclusive agreement between the agency and the property's owners, generated from the property's own terms and signed electronically.
The document is deterministic: the same terms always produce the same document, and it carries a cryptographic hash of its own contents so the version that was signed can always be told apart from a version that was edited afterwards. Exclusivo describes its signatures as electronic, which is what they are. It does not claim they are qualified signatures.
How does owner approval work?
A property experience cannot be published until every recorded owner has approved it, and if the property materially changes afterwards it comes down automatically and needs approving again.
The gate is in the database, not in the interface, so it holds regardless of how the request arrives. What counts as a material change (the price, the address, the description, the property's status, significant media changes) is a fixed list applied the same way every time. It is never decided by a model.
What is a property experience?
It is the public page for a property: its media, its story and its facts, published at its own address, built from a frozen copy of exactly what the owners approved.
Because the page reads that frozen copy rather than the live record, editing a draft cannot change what a visitor is currently being shown. The street address is not part of it: a public page names a city and a region, and the door number is for someone who enquires.
What is a Smart Link?
A Smart Link is the one canonical address for sharing a property experience. It can expire, it can be revoked, and it records that the enquiry it produced came through it.
Revoking a link takes that link out of service without taking the property down, which matters when a code has been printed on something you cannot collect back. A link that no longer works says nothing at all about whether the property exists.
Does Exclusivo support QR codes?
Yes. Every Smart Link renders as a QR code, generated on the server, ready for a window card, a brochure or a board.
How does Exclusivo capture leads?
A visitor enquires from the property page and it becomes a lead owned by the agency, attributed to the Smart Link they arrived through, ready to be assigned and worked.
The form works without JavaScript, because an enquiry from a phone camera pointed at a window card is not a place to lose someone. The enquiry is stored as what the visitor actually sent, and the work done on it afterwards is kept as history beside it rather than written over it.
How does Exclusivo use AI?
Today it suggests a room type for each photograph, and a person accepts or dismisses every suggestion. The parts that decide whether a contract or a publication is valid deliberately never will. Conversation intelligence is next; every rule described on this page is deterministic code.
Whether an owner has approved, whether a change is material enough to unpublish a live page, whether a signature matches the document it was given for: these are answered the same way every time, by rules you can read. That is a design decision, not a gap waiting to be filled by a model.
What makes Exclusivo different from a traditional real estate CRM?
A CRM records what happened. Exclusivo runs the agreement itself: the mandate, the signature, the owner's approval and the public page are one connected workflow rather than notes about one.
The practical difference is that the platform can refuse. It will not publish a property whose owners have not approved it, and it takes a live page down when the property materially changes. A system of record cannot do that, because it is describing the work rather than performing it.
What does every plan include?
The whole exclusive workflow: the property, its owners, a generated mandate, electronic signature, owner approval, the published experience, Smart Links and lead capture. Plans differ only in how many listings, mandates, users and media jobs you run at the same time, never in which steps you get.
The Free plan is complete on purpose. An agent can take one real listing from the first conversation to a signed exclusive without paying, and pays when they want to run more than one at a time.
What counts as a media job?
One photograph or one walkthrough recording processed for a property. Each plan includes a monthly allowance, and the count starts again at the beginning of each calendar month.
What happens when I reach a limit?
Nothing you have already created changes. The action that would exceed the plan is declined with a plain explanation, and you can archive something to make room or change plan from your agency's billing page.
Can I change plan or cancel?
Yes, at any time, from your agency's billing page. Prices are per agency, per month, in euro, and exclude VAT.
Can I use Exclusivo for rentals?
Rental listings are supported: a property can carry a listing to let and a mandate for it, alongside a sale. Rental terms of their own are next.
Until the rental terms ship, a mandate for a listing to let is generated on the same terms as a sale mandate, and an agent should read it with that in mind. The workflow around it, the owner's approval, the published experience and the enquiries, is the same for both.
Does Exclusivo record calls and viewings?
Consent comes first: a call with a seller or a buyer, or a viewing in person, recorded only with everyone's permission and kept against the property.
A recorded call is transcribed so what was agreed lands on the property and the contact as notes and next actions. A recorded viewing sits beside the feedback it produced and can be shared with the owner through their portal. Both are next in the product and appear under What we do on this page.
Does Exclusivo replace my CRM?
No. Exclusivo runs the mandate, the signature, the owner's approval and the public page; your CRM keeps the relationship and your portal feeds. It is built to work alongside, never instead.
The integration layer, next in the product, lets an agency sign in with its CRM, sync properties and contacts, receive mandate status as it changes, subscribe to a webhook for every event, embed a property on its own website and read the canonical objects through an API. Until it ships, Exclusivo and a CRM run side by side.
What is the immersive walkthrough?
A walk through a property on a phone that becomes an immersive walkthrough: published on the property experience, shared through the Smart Link, and exported for the other tools an agent already uses.
Today an agent supplies photographs and the property experience presents them. The capture side, recording a walk on a phone and keeping it safely, is built; the step that turns a walk into a walkthrough is next, and it is measured on real footage before it is promised to a customer.
